All the pricing is shown in Canadian dollars. This price reflects the shell materials only. All labour is additional.
In order to arrive at a total finished cost you must allow for interior finishing. This typically runs around $300.00NZD per sq M depending on quality of finish if we supply it. At this cost we can provide an "oak on oak" finish. This means oak kitchen, oak flooring in some areas and oak architraves for doors and windows. Carpet we allow within this budget is nylon 56 oz premium plush. We also recommend an upgrade to timber interior ,metal exterior windows, low "E" an option ( Argon injected). Shipping for a typical 250SQM home uses 3 containers at approx $5000.00CAD per container. With this in mind ,savings usually run about 35% over locally supplied homes. Any transport of containers to site from port is extra. Site prep, electrical,plumbing pipeworks,labour, concrete and permit extra. Any clarifications please contact CTH ltd. GST is payable on arrival in NZ. However the house package comes in duty free at this time, due to the importing under the "kitset rule" in force at this time. Several homes have been imported into NZ to date.

Please note some photos relating to our homes have optional basements or custom extras, when considering a plan please be sure to consult the floor plan. We also can custom design any plan you have designed yourself or from your own draftsman. These plans are forwarded to our Vancouver office for pricing. this usually takes (depending on how busy they are) about two weeks.
Plan books are available for a cost of $40.00 NZ. (payable by cheque to CANADIAN TIMBER HOMES, 17 Oceana Drive RD-5, Welcome BAy ,Tauranga 3175). In the book are interior photos plus a CD with a virtual tour. You will also notice a video gallery under the house plan window on our site which you may be interested in.
